What drives the cost of a roof?

Six things, in roughly this order: the size and pitch of the roof, how many layers have to come off, what we find on the decking once they do, the material you choose, the flashing work — chimneys, skylights, valleys, wall tie-ins — and access, meaning whether a truck can get close or everything is carried. We measure and photograph your roof and hand you the number in writing, free, with no obligation. It takes about 25 minutes.

Should I file an insurance claim or just pay for the roof?

Accepted Answer

It depends on the damage and your deductible. If the storm damage is real and documented, a claim usually makes sense — you pay your deductible and the carrier covers the rest of the approved scope. If the roof is simply old, that is a maintenance issue and a claim will be denied, which stays on your record. SPK will tell you which one you have, in writing, for free, before you call your carrier.

Someone knocked on my door after the storm. Should I sign?

Not that day. Legitimate contractors are fine with you taking 48 hours. Be careful with anything that asks you to sign over your insurance benefits before you have had time to read it. Check that the company has a local address and a review history you can read.

How long does a roof replacement take?

Accepted Answer

Most single-family homes take one day start to finish, including the tear-off and cleanup. Larger or more complex homes run two to three days. Multifamily and commercial depend on square footage and roofing system.

What does the roofing warranty actually cover?

Accepted Answer

Two separate things. The manufacturer's warranty covers defects in the shingles themselves. The workmanship warranty covers how they were installed — flashing, fasteners, underlayment, ventilation, valleys. That is the one that matters, because the overwhelming majority of roof failures are installation rather than material. SPK provides a lifetime workmanship warranty on new installs.

Do you work on apartment buildings and commercial property?

Yes — it is a large part of what SPK does. Multifamily, retail, warehouse and industrial, on both steep-slope and low-slope systems including TPO, EPDM, modified bitumen, PVC, metal and coatings. Commercial work starts with a roof assessment rather than an estimate.
